The Watergate Centre in Mitchells Plain has officially been acquired by Spear REIT Limited for a total purchase consideration of R442 million. This transaction, announced in April 2026, involves the purchase of the convenience-led retail center and its associated rental enterprise from the seller, MPW Cape Properties. The acquisition is a strategic move for Spear REIT, a JSE-listed fund that focuses exclusively on Western Cape assets. The mall is considered a high-value "defensive" asset because it is anchored by major national retailers like Checkers and Clicks, ensuring consistent foot traffic and a stable income stream despite broader economic fluctuations. The deal was struck at an initial yield of 8.37% and is expected to be immediately earnings-enhancing for Spear’s shareholders. Strategically located at the high-traffic intersection of the R300 and AZ Berman Drive, the centre serves a massive, high-density residential population in Mitchells Plain, which makes it an attractive long-term hold for the fund. The transaction is funded through a combination of Spear’s existing cash reserves and its available debt facilities. Finalization of the sale is currently pending approval from the South African competition authorities, with an anticipated effective date of August 1, 2026. Under the terms of the agreement, if the transfer is delayed beyond September 1, 2026, an interest rate of 0.50% per month will be applied to the purchase price in favor of the seller. This acquisition significantly strengthens Spear REIT’s retail portfolio and cements its position as a dominant player in the Cape Town property market.
